Unfortunately a side effect of this law (that most WA state politicians dont even care about) is there are people out there that are going to take advantage of this and not pay....but do know its very very rare.

We get many that want a combination of quiet remote location but driveable access to Asheville or surrounding activities. 

A first big one for me is the title items, for example in MN (only state I deal with trailers in) the trailer is titled through DMV unless someone did the work of getting it combined with property to become deeded as real estate (there is additional steps and conditions).

There have been though a few rare occasions where a property had all utilities separated except for water but the numbers were too good to pass up.

My mother has a 7000 sq ft shop that isn’t being used as well as two mobile homes on the property that are bringing in $1000 combined that would be included.

My payments combined are about $1100 a month.

Agents that list a lot of properties are rarely the same ones that like to work with investors.

I rarely used a GC for buy/repair, I just found good contractors as I needed them.
