The decision for me was easy.

@Savannah Lewison its not impossible to cash flow but its not easy especially in a B or A market.

If you are serious about owning a rental property business then take the time to create policies and procedures along with proper structure before you even think of buying a home.

Some of them even have a segment titled "Haves and Wants" where people can get up in front of the group and announce what they have to offer, or what they're looking for (wants) so it'll be easy to identify who the potential buyers are. 

It is not as easy as you sounded like. “ I will just cancel the contract “.  

Not easy to do in my market and often times, those price points will only get you just north of 10% of the ARV.

Looking at that roof , the leak could be on your neighbors property just as easy as yours . 

Not sure if this makes sense -- But it sounds easy in my brain.

Still a great city to invest in; Good C/B class properties for $60-$90k, cheap to set up an LLC and easy to evict, Lots of people and still lots of jobs.
