Another thing I should mention is we likely have a last resort family member who is willing to co-sign with us if we give them a very appealing offer, we're just ideally hoping to avoid that option before exhausting any and all other possible alternatives so hoping there may be some sort of solution we haven't thought of or aren't aware of.
