@Mindy Jensen I was asking the inspector for a full inspection on a 2500sq foot house that had no sinks, light fixtures, hot water heaters, multiple holes in the walls ect.

When preparing to meet with contractors, it is helpful to at least have a sketch of what you want, price out some of the features that you want (i.e. retro light fixures, tile, the fancy sink, etc.), or at the very least show your contractor magazine photos of the type of interior design you like!

Gas is not run to the building, so converting would be cost prohibitive.I would plan on ordering an energy audit and insulating any problem areas to help control costs, but not sure how much this would really help.

I also talked the sellers down from $190k to $175k which really gave me the green light as I knew market was at least at or above $200k and that gave me enough equity to turn around and sell it for a bit of profit if it turned out to be something I didn't want to be involved in.
