Make sure you look into the local tenant-landlord laws before doing anything. 

I'd recommend getting involved early on in land acquisition, rezoning, vertical development and construction facilitation your equity will be substantially higher 

This sounds like a huge win as a landlord but how do you transition the units to this without seeming like you're trying to pull one over on the tenants?

@Robin WatersYes there are a few areas that fall just outside of Asheville.. such as Leceister,Candler, and Fairview that are only minutes to Asheville and offer sometimes better opportunities for land, views, and growth as Asheville continues to expand.

There are trade-offs to all investments, I moved out of CA to Nevada because of the tax benefits and it's a much more landlord-friendly state.

According to a Google search in my market landlords are not required to do any of the above.

Then you might not need a partner and you'd gain valuable experience as a landlord. 

Trailer parks are a weird mix, because people own the building but rent the land.
