@Patrick Britton A baseball player that hits 0.300 will get paid a LOT more than the 20% performance difference between them and a 0.250 hitter (0.250 x 120% = 0.300).You can manipulate any numbers to justify your goal, so what's your point?

What justifies a lot of companies buying a lot of rent controlled/stabilized properties in NYC.

However the taxes could be too high to justify the effort or the tenant-base might be slim or non-existent since they could just go get themselves a house for the price of a soda. 

At face value I would worry that the cost of the project vs the ARV and purchase price would not justify taking it on.

@IanNo grey beard... but here is your answer:The person suing (the bank in this instance) justify's what they are owed in the documents they file in the foreclosure.  

That is why I asked about later converting an operating LLC that I set up now to handle all my business until such time the additional money and time costs justify it.
