I know it varies from situation to situation but in general are there any specifics like concerning tax advantages, convenience, or anything like that that could be talking points I could use in trying to wholesale?  

Although I am not as familiar with the area as I used to be, I DO know that it is convenient to downtown Chicago (290, Blue Line, Pink Line, Metra) and rent ratios look pretty good.

Text and email is so convenient and less threatening.

I have leased out the convenience store and other 2 buildings.

Some areas there are very rural, and others are convenient to more bustling areas, and that can make a big difference.

Second, are you looking for a retail priced sale or are you willing to accept a discounted price in exchange for convenience and timing that works for what you are trying to accomplish?

Great neighborhood, convenient area to highways etc & 5-7 minutes from my job.
