Lokal real estate has a great PM group.

Some other features/amenities that my guest can do at my property that they can’t do at any hotel are: have pets and walk them right by the house, 421 legally, BBQ and have 20 friends and family over to celebrate a special occasion(way cheaper to do a celebration at my property as well), full kitchen access(saves even more money, especially with a family or multiple people in a group). 

I'm excited to finally be here, I've been studying YouTube Videos, Books, Forums, Groups on Social Media, and BP etc...I have a background in Management, Sales and a professional in the IT Community.

Start reading, attending seminars and join some local RE groups.

Something that I should be able to turn around during the rest of the year.I'd recommend finding a local REI group.

Join REI meetup groups found through either BP or meetup. 

One more question for the group - is it okay to ask for pay stubs to verify income? 

I rescued a group here in Oregon that got turned into the AG for this and they barely got out because I paid a bunch of them off..
