an idea that I had, but havent tried yet is, talking to people in preforeclosure. and offering to rent out their rooms (basically making yourself a property manager.)

House hack the other rooms, save up a 5% conventional downpayment and upgrade.

Whether that was living on a boat, buying  a house, buying a foreclosure, renting out a friends room while he was deployed with my husband (stuff was my roommate), etc .

@Barry Cohen yes it's just a hot water heater - I pay the gas for the property becuase there is only one meter so there are only two units in the utility room, one for the water and one for the heat.
