Any extra tips on how to really impress the financing officers in banks would be really helpful.

There is no magic number only extensive study and acquired knowledge.

As an example if you are doing a 5% down loan on a 100K house, it wouldn't make sense to go to the extra effort to have it in an LLC, I mean what would a judgement against you cost?

If you were to manage the rental yourself you can include that in your monthly cashflow but you should be really considering that money yours for putting that extra work into your rental.Hope this helped.If you let me know or just vote it up.
