That is considered one of the highest risk loans a bank can issue which means in a tight credit market like today it's the first product to dry up. 

Things still break and cleaning companies miss the hair under the bathroom vanity.

To get an 8 cap or better will require some real digging probably need to be off market or have some hair on the deal that makes it less attractive.  

So I would put up a dry wall between the two bathrooms and between the two bedrooms that way the only way to access the added bedroom and bathroom is through the private enterance in the back.

The panels are built in the factory and I can frame and dry in the home in less than half of the time.

I got some dry ice and froze exposed section in building and replaced 1 globe valve with two ball valves of 1/4 turn nature.

Remove old wall paneling and horse hair plaster underneath, and install new drywall or just paint old paneling? 

By the book I would say you need a permit but also know its not always cut and dry.
