I would only do this if your jobs are very stable and you are not overextending yourself with payments.  

Many investors have great PMs, but don't know it because they want to nitpick the details without knowing what that job is like.

I recently graduated college and started my career as a mechanical engineer and have recently decided that while I love my job I don't want to work for the rest of my life, and real estate investing makes the most sense to me in order to gain financial freedom before I turn 60.I have been reading a ton of real estate books and discovered the bigger pockets book on rental property investing which gave me a great introduction to all the topics and possibilities in real estate.

Even if you scraped the money together, you would be one sneeze away from pneumonia (vacancy, unexpected repair, job gap, tenant doesn't pay, economic down turn).

I trust my friend to do a good job should I send him out there to do the work what do you guys think.

I looked at the exterior the other day and it most likely is going to need a new roof soon, also the exterior could use a new paint job but nothing too terrible.

He does a great job at keeping down our monthly dues that include trash, water, exterior of the buildings, parking lot, etc.

She is amazing and works so hard to get the job done!!
