Other times I cancelled the showing and didn't say anything, or just never confirmed the showing, or said we already had 3 applications, which was sorta true as I already had rejected 3 applications, and gave addresses and phone numbers of other similar properties.  

I didn't think there was a way to do it, so I'm just confirming.

Jonathan Pflueger depending on your level of experience you may want to hire an appraiser or a realtor to do a BPO to confirm your purchase price is accurate.

From Google searching it looks like this means that this mortgage is in the second position to the primary mortgage, essentially making it a lien on the home which I would have to pay to make the property actually free and clear, were I to be the high bidder auction.Can anyone confirm this or give a better explanation of the ramifications of a subordinate mortgage if I'm incorrect?

Does anyone have any feedback regarding Appfolio or any other software that we might consider  for streamlining our rental processes.  

If you requested the policy be issued effective the date of the auction and the insurance company confirmed they would bind coverage that date you should be covered in most scenarios.
