I may be wrong about this, but if I was going to buy from the city I'd field that question on BP and see what people had to say about it, and how their experience was. 3) Lastly, about the particular deal you're talking, I guess more particulars would be needed. 1/4 of ARV would be great if all you need to do is refinish hardwood floors, but if you need a roof, new windows, cabinets, plumbing or electrical work, paint all around, siding, tuck pointing and I have no idea what else, you could be approaching market ARV just putting your repairs in!

She did it by claiming a bunch of expenses she didn't really have (i.e. hundreds of dollars a month for car expenses when she claims not to own a car, etc) and arguing that her remaining disposable income wasn't enough to pay this debt and her monthly bills.

Valerie is correct..the amount of the filed lien is immaterial..the total owed to them per their note is what they can collect before you can collect a nickel..accrued interest and penalties and all..filing the mortgage is easy..could do it yourself or pay and atty a couple hundred..this is a very risky venture..you should have supreme confidence in the borrower and the project.good luck

The insurance seems a little high, you can increase the deductible to $2,500 or $5,000 and save a couple hundred dollars per year.With respect to a 15- or 30-year mortgage, that's a personal choice.
