If you go this route, make sure that you have a VERY solid equity position in the property in case you need to refinance or cash them out in the event of a downturn.Use your other assets (if applicable), can get a HELOC, loan from 401k or use other assets as collateral.House hack a triplex or fourplex with an FHA loanThe big thing here is to not use much of that 12k that you have saved up.
