@Matthew PetersonIf you want to buy or sell property, you must have an active real estate license from the Washington Department of Licensing.

Many know how to leverage the extra cash flow rather than leaving it with the Treasury Department for 27.5 or 39 years.

Also, I'm not licensed in OK so I won't try to sell you anything.Fifth, for you departing residence the 75% of rental income is inaccurate.

You can check with the local city department to see if permits were ever pulled and if city ordinances allow for the space to be legally rented out.

Hey @Henry Lazerow - That stinks, I've sadly had the best luck going into the Chicago department of small businesses.  

The departing veteran takes the entitlement with them even though they don't own the home anymore.You're probably asking yourself, "What's Clark County's (Las Vegas) county loan limit?" 

She was actually the one that told me we need a lease agreement setup to show the current home will no loner be our primary residence but we didn't know we needed a deposit from the tenant.Generally you will need a lease and deposit (lender depending) for your departing residence. you can only use a FHA loan if you do not currently have one and the new primary residence is 100 miles or further away from departing residence. 

I would talk to the town building department and planning departments and see what would be needed to allow that to happen (sometimes there are egress requirements, etc). 

My phone goes into DND mode after 9AM so I wouldn't have known about this until the next day.One time there was a water leak, when the tenants couldn't reach me they called the fire department and they came out and turned off the water.

Based on feedback from the zoning department I'll need a scaled site plan showing the placement of the structure on the lot and the location of required parking.
