I talked to my lender and they stated that I wouldn’t be able to get the 2nd fha mortgage because my DTI is too high, right now, since I’m not being able to use rent collected, as income for 2 years.

@Zachary McDonough I’ve been a Podio user for over 7 years now.

Their investment is still secured, but it would be more like lending on a car instead of real estate which is riskier and should command a higher return to the investor.

Also, intergenerational living/house hacking is on the rise, so this house should command a premium into the future. 

We command higher rents because our units are a lot nicer and they are designed.

I have played around with the Deal Machine App and it seems pretty good and user friendly but I do not have any relevant success story from using it.My general impression is that whatever source you are using to find absentee owners, it is going to require a lot of effort on your part. 

How much rent do you think the market will command?

Builders generally command closer to 10% staggered up until closing.
