I've been practicing commercial real estate for about a year and have seen a trend in both residential and commercial in which agents are essentially buying listings.

In Baltimore due to the shape of these row homes, finished basements with full baths are very welcomed.

Fortunately it appears to be in very good shape, no sign of water anywhere.

Realtor says I should be able to get  1100 and 1500 from the 1BR and 2BR.The area is appreciating, but purchase price is 310,000 and contractor estimates between 30-50k to get it in the shape that will draw those units rents.  

Rents almost always trend up so if it cashflows today, then it will probably cashflow tomorrow even if the value "crashes".  

Has there been some investment figures that have been released for the DFW area that show downward trends on the rental market?

The trends are much more powerful than who is president and interest rates policies.  

It starts with a clear vision of the life that you want which directly shapes the business you will need to build by taking massive action. 

I'm assuming you are looking at the trends of property values in some respect and interest rates.

When looking into it you must do your due diligence to see the trend of jobs 5 years out .
