And @Omar Khan you make me think the same thing which is fairly disturbing to me because I've heard your name mentioned as a 'financial expert'  around multi-family properties.Are you saying that it's in anyway ok to be dishonest or mis-leading or immoral just because the banks are?

I’m with you on the fact that an increase of $15-$25 shouldn’t lead to vacancy, if anything it will expose any tenants that are having issues with the current rent.

Off market deals are the best you can get and it starts with leads and building a network.

I had thought about lead + asbestos but I'd assumed just not much in the way of getting around it in an older building...

A mortgage lien and note are surely only one way to handle private money, especially when taking a loan from family / friends, or when a private money lender wants you to keep the loan out for subsequent flips.

Specifically looking for the marketing, but more importantly the steps and leanings for what to do with those leads once I find them - all the scenarios... seller financing, big rehab projects, negotiating with different sellers, learning how to make the right offers...
