Realtors that engage in assigning contracts claiming to be the "principal" are basically using a contract and wholesaling strategy that facilitates a sale that cuts out a broker's commission if you aren't paying them.

I spoke with him a couple years ago and walked away understanding that he indeed is engaging in securities trades.There is lesson here for note newbies - these partials you attempt to play with can be viewed as securities.  

You can bypass some of the Social Security and Medicare taxes that would be paid by members of an LLC.  

Nor do I aspire to be a well know 'rich guy' in my local community and be obligated to all sorts of social events, etc., I'd rather keep a low profile and have people leave me the F*** alone :)  It's really important to have your investment strategy drive your life goals and aspirations.  

This will help you track engagement rate for those who don't want to call quite yet.

I fully understand that it's near impossible to see the things some people that are engaged daily can from the outside.  

The best thing for those specific folks, and that community, is to have an engaged local landlord.  

When those loans go bad, it's the family or the tax payer who will be footing the bill for living expenses beyond social security.
