This is the simple brutal truth of it. 

But to keep it simple, you need to sell or cash out refi.If your plan is to build a large rental portfolio, you're not going to sell that property for what...10 years..20 years? 

I think for a manager that keeps it simple and less time 'looking up' information when tenants call or e-mail.

Those permit charts don't mean much in that simple of a vacuum. 

The only thing we didn't have was someone to unlock a door, which I now have a few people in place to help with that.Our criteria is pretty simple, we want at least $400 net cashflow and 10% Cash on Cash return. 

A simple checklist would make this process much easier for whoever is performing the inspection. 

If you are all putting in money and all doing work on the property the legal structure should be pretty simple.

Appliances are as simple as you can get them so that even the dumbest people can operate them. 

But of course it's never that simple, especially if they are individual leases under the same roof. 

Make this as simple as possible on yourself and the tenant, take pictures/videos of all damages, hording.
