The weird thing , is that i just did my inspection about 6 months ago.I cannot get a a hold of lessee, i left 5 day notice to quit on table, also sent one certified mail. 

In that situation you would need multiple reverse exchanges and that could get pricey.I'd say you may be better served eating this elephant one bite at a time. 

I'm currently eating up as much information as I can about real estate investing while working & going to school (both full-time).

Luckily, the field is already quite flat.I'm having a survey done on the property, so I will have that to work from.

Make the connections I'm finding social media has quite a few real estate outlets to follow.

If "Investing" does not work out or is slow to start, you have a back up career at the ready which of itself can be quite lucrative.The only downside I have seen to licensing is that not everyone is able to find a Broker off the bat that is supportive of their Investing goals.

I am quite familiar with the York area having grown up in Hanover PA. 

@Sean Moaref If you were going to live in one of the units there are some regulations for LA rent control that I think are quite advantageous when you plan on living in one of the units. 

Unless you're the bank, real estate isn't truly passive... a good property manager can help reduce that burden quite a bit, but it's not set and forget.

I can't quite see where I'm going, and advice from those of you who have navigated these waters already would be very much appreciated.
