All I've gotten is Zillows estimate, although I'm not sure how accurate that is.

Just curious if the 50% rule is accurate for single family residences or is that more a rule of thumb for multifamily properties?

Do not be attached to the outcome.I have a VA call finance companies within a 100 mile radius of where I live and ask if they have non-performing paper.

The most important thing is to make sure you do it the same way between each pro forma so that you can make an accurate comparison.
