Yes, but as he has to put his cash flow somewhere, he’s going to have his overall (all investments of all his money) return reduced anyway: he will have a high(er) return on the real estate he has and a low(er) return on his cash flow investments, whatever they are.

This trapping of value would not allow someone starting to scale (I have no issues being able to scale), but it does help my cash flow (which is not good even with the help of the lower rates, it would be huge negative cash flow if I refinance extracting the value with the higher rates).In summary, the rates make brrrr challenging as the extraction of value at today’s rates results in large negative cash flow in San Diego.

I have either kept their rents lower than the area average market rents or made a small downward adjustment in rent in conjunction with not raising the rent for the current year to help offset the initial cost for the new addition of them paying for their heat.
