Well again, most of these issues would be resolved by working under a seasoned real estate professional that could teach them the ropes and could steer them along the straight and narrow.My recommendation is for you to go ahead and get your license for the basic knowledge and the credentials to legally do your business, then find an investor that is buying for themselves and succeeding in this business and volunteer your services for strictly for the education.For more of this soapbox speech and practical tips on how you can actually find that person, here is another link!!

Anybody out there know of a good landscape contractor for a flip property I am doing in Oakland (Montclair)?  

As a new investor it's pretty intimidating to get into REI but it feels great to know that a bunch of you guys started just like me.If there are any Miami/South Fl members who can offer any tips on how they got started, markets you've had success in for flips or buy and hold, or anything at all that you'd like to share, it would be GREATLY appreciated!

This probably isn't newer construction (post 1995), so my experience leads me to believe that a $15k rehab is probably not realistic OR that more work is required than proposed in order to get the $120k ARV.If it's the Castleton house, I think you've left off money for updating the landscaping, updating light fixtures, redoing the basement, kitchen appliances, etc.  

I'm looking to see if anyone has any tips on how to handle a mortgage that is greater than what rent comps are in the area?
