Here in DC area its killing landlords as well as the small retail as the office buildings are all first floor retail/food service and the govt is not back to office or they are 2-3 days per week which for these businesses is a 406-%+ drop as typically fridays would be the day you go out for lunch etc. and now most people work from home on fridays.

I am new to Real Estate investing and am mainly interested in LT Landlording deals of SF or duplexes.

I personally recommend the Conventional 5% down program for a 2-4 unit primary residence--this allows you to get started with very little funds and take advantage of primary residence rates while still becoming a landlord right away.

The more tenants under the same roof the better if you are the land lord!

What I think I want to do is pull enough money out for the repairs, find a lender that will allow new builds with 0% down since I own the land I mentioned and then buy other multifamily properties with creative loan products they you guys may posts about after reading this or else buy them with (insert ominous music here) the remaining cash with from my DSCR cash out. 

I am under escrow with this duplex, 2 bd 1 bath each and am taking on this new role as landlord.
