So we are looking at purchasing a home (new primary residence) but we will be leasing back to the current owner for 120-150 days as the current build they are working on is being finished.I was told if I apply for a mortgage and disclose that it will not be my primary residence outside of 60 days from the point of contract that it will require a larger down payment and a higher interest rate.

But since J properties generally depreciate over time (not like properties back home which appreciate), the idea of sinking cash into a property that is worth less five years from now is not terribly appealing.Like you say, then the question is what sort of yield can you get, and will it cover the deprication losses?

Learn the basics of financials in RE, build a strong team on the ground, understand the ins and outs of RE and what market your in, understand how to actually flip the home and what strategy you are doing (Highly recommend the BRRR) as holding homes is where the money is made.REAL ESTATE IS NOT EASY!!!
