Around here, the classic 2 or 3 bed apartment will be built in the 20's to the 50's, it has a living room in the front, dining room in center, kitchen in rear, and bedrooms to the side, all with closets, and hardwoods. 

I have the room furnished and have had guests almost every weekend.

Hard to analyze costs when we don't know what is happening in which room. 

I know there is the one BP guy who states it is surrounded by gov lands and that limits supply but within that space there is still much room to go.

We don't know the location as of yet because the 1st meeting we had it was packed and the room didn't hold everybody comfortably.

One unit is currently a 2 bdrm, and 1 bdrm is on the main floor, second bedroom and living room are in the basement.

This is what our prospective tenants witnessed when touring the living room.

Specifically I am looking at buying either a 3 bedroom 2 bathroom house and renting out the two extra rooms or buying a duplex/triplex and renting out the extra houses.  

Last Friday Me and my room mates just signed a lease to be tenants at will.
