Never gives you a BS ARV or CMA and genuinely wants to help.

But, long and short is that you would not need proof of income or a W2 for short term rehab, wholesale, and bridge loans and for some permanent financing products.

Just started training for my RE Agent license, but looking into doing wholesale in the mean time.

Although to be fair all those guru programs are generally a waste of time and money, so hopefully you didn’t spend to much money on that stuff.Second you didn’t mention it but you’re going to need money to wholesale.

Lastly, I'd like to build some relationships with other investors in the Chattanooga area, including other landlords, wholesalers, etc. 

Anyone who is not serious about operating their business-be it agent, broker, wholesaler, LL etc typically falls first in an economic downturn.
