@David Bateman - I am intrigued about exp realty but am wondering how that works - since I have all the rules fresh in my mind :) ...I remember that under Florida rules a sales associate or broker associate may not have an independent office of his own, must register under the broker, and can only work at the broker's office- which "shall consist of at least one enclosed room in a building of stationary construction

A year after this increase I would raise the rent another $25 assuming market rent did not appreciate a lot more than $25.If you raise the rent to near median market rent ($950 when median is $960) the tenant can easily move and get a clean, freshly painted with new carpet unit for $10/month additional.

In those instances where you are asking the investor to take on most, or all, of the financial risk, the investor should get the bigger piece of the reward.Case in point, if you plan to use the investors money to acquire and renovate the property, you need to be transparent with the investor on the breakout of purchase and renovation costs, along with any margin you've baked into the front end.
