I thought I started fresh in 2017 at 480k, +23k in capital, -~30k in depreciation.

When my dad owned it he wanted to turn the property into storage units which I think would still be an option today.

For example, if you have a self-storage facility along the frontage that is in poor condition and half full, you might be able to find somebody that is excited about storage who would buy it, renovate it, and more professionally manage it.

I've seen a whole heck of a lot of freshly remodeled homes around "greater heights" and "east end" being sold by flippers.

You can add two detached ADU's and convert 25% of the multifamily units to ADU's in extra space (i.e- garages, boiler rooms, storage rooms, ect.) 

Also with said duplex that I purchased, once said tenant was gone, i was able to slap on a fresh coat of paint.

I thought for an alternative solution and started searching online for storage units and came across a couple of self-storage units.

Been thinking about this here in Louisiana to get some smaller climate controlled storage units or 1 bedroom efficiency apartments....
