How to use Loopnet.com BUT NOT pay for their service.Loopnet has great information, but for the parttime investor, like me, I have found a GOOGLE WORK AROUND that allows me to use their site for free.When I become rich multimillionaire, I'll subscribe to their astronomical monthly rate... until them, I don't feel bad USING Loopnet for free1) Goto Loopnet.com and do your search (I prefer the ADVANCED SEARCH)2) Once you've got the results of your search, identify the property you want to "see" - (Loopnet lets you see a handful for free, then denies you and expects you to pay.)3) COPY PASTE the street address, city, state of the property.

I'm simply trying to help them out, and was thinking that I would hand them a letter of recommendation from me, a copy of their rent payment history, a listing of nearby rental properties, and perhaps also a listing of property managers (in case any or currently looking for qualified tenants).

When renting out my homes I make them roll the bills in their name and prove it to me with a copy of their receipt.

Make sure you have a copy of the agreement between yourself and the landlord.You could probably get away with not paying rent until the bank gets involved, lol, although I don't advise that.

I typically require the seller and tenants to sign a basic sheet showing the rent amount, deposit amount and lease end date so that everything can be properly prorated at closing and there are no "he said she said" issues like you're running into.Since it's too late for you to do that, I'd be curious if the seller provided you a copy of any leases prior to closing?
