Hi Dave,  You need a property manager that is firm but fair and a handyman that charges a reasonable rate. 

This includes documenting the existing conditions to ensure they don't damage the property when they move and deposits.   

The place now is in fair condition, people live there, and it's decent, but not updated.

To be fair to tenants, it sucks to have random people walking through your home.

This does not include my work breakdown but should be fairly self-evident. 1. obtain a formal application to collect information2.

The allure of being able to cap major expenses for an AC or Heat pump at 450$ a year plus 100$ per incident charge seems like a good way to keep your costs fairly predictable.I suppose, if you pay this thing for 10 years, and have some minor things like a dishwasher/ AC issues/ Heat pump issues and they fix it, could be a wash more or less.   

Previous post uploaded prematurely...third sentence...I have never heard of the VA actually sending someone to ensure that a person was living there and abiding by the residency requirements. 

How do others do this to be both fair for the other investors and yet make it worthwhile?

There are also other options such as seller financing that you can dive into fairly easy and start cash flowing.

I’ve pretty much got the rest of my team in place but am having a hard time finding a company that is willing to give a fair price for the job.
