Sometimes (think golf or lifestyle communities) the HOAs can bring in better cash flow.

Lots of work goes into any book, and if you think the book will bring you value back then support the author and the work they did to bring you something that will enhance your life or skills.

You're going to run out of low down payment options eventually, assuming your family can't sustain a nomadic lifestyle indefinitely, no reason not to start saving up and planning for that now.

Plenty of high-wage earners (Doctors, lawyers, etc) live an expensive lifestyle and do not invest properly.

Seems to be much more hands off and accommodating for our lifestyle. 

Right now I do not own a home, but I rent for $500.00.I would assume that I would want to be a landlord vs. flipping house in the long run to provide the sailboat lifestyle that I would want.

It is a learning curve but once you understand you can change your lifestyle for good.
