Now if you and the LLC purchased the property as tenants in common (LLC 75% and you as 25%) then you would be living in a piece of real estate that you own and when it sold you could indeed take the portion that you owned and lived in tax free once you could establish that you had lived in the property fro 2 out of the previous 5 years prior to sale.

you should get your financing locked down first. you may find it next to impossible to find financing for a foreigner with those kind of down payments. and for sure heed @Ned Carey advice top of the market not the bottom look for a solid 5 to 8% return instead of 10 to 15  those are for those that live there and can stay right on top of them.

Conventional, VA, or FHA and I kind of came to two conclusions if I had the down payment and wanted to allocate money toward my first property I would do that because it would allow me to get the best rated and lowest associated fees and what not.
