Immediately off the bat it looks like you are losing 2800/month but after plugging in some numbers (you're provided numbers which I am assuming you already researched) it looks more like you're losing 3400.

Colleges/Universities/Hospitals often offer low interest loans or down payment help for senior folks they recruit, and they are pretty plugged in.

Keep plugging away, and you will get where you want to be.

If so what would be the best plug in your opinion?

The one piece I am missing is where do I get the information on a property for annual taxes to plug in to this escrow calculator the wholesaler has?  

Needless to say after getting under contract and having 2 weeks to go before we were supposed to close they pulled the plug because they wouldn't budge outside of their box.

I signed the lease on 8/5 with it being 95% finished (some plugs didn't have hosing, etc.).

When I get my butt out of Illinois and into AZ full-time, then I might give Maricopa a chance.

They are a pain in the butt to deal with, but they do end up paying for a lot of repairs on a newly owned SF house with appliances of unknown condition.
