Then you need to talk to a builder or an architect and ask how much to draw up plans.Ask a contractor how much to demolish and remove the existing structures.And ask the builder or architect how much per sq ft to build it.

Sadly builders do seem to look at out of state owners who want to build as a cash cow.

BUT, as part of the PSA, we’ve requested the seller assigns us the builders warranty (at least for 1 year).

It sounds like the original developer/builder had a bigger lot and subdivided to get more money per lot... not other way around :P Not sure if your plan will work out for the best here!
