There are several niches that we will explore and focus in order to be successful, but we have found that we typically see returns of 2-5 times of our original investment.The challenge with entitlement is there's definitely quite a bit more risk involved as well as a very complicated process (hence the higher return). 

Jared, to answer your question, yes, it is quite easy and possible to accomplish well within that timeline.

I know you mean well, but it's not the right way to approach someone who is well past wondering if they are within their budget this month. 

How well advertised is the deal?

I am an agent, I know this area well and I will not get the price I want to break even which is about 375k.

Thank you for taking the time to reply - in fact, I was just thinking about this and yes, I believe that I would - the reviews and information that I have gathered all suggests that the businesses in the area are simply awful - and it would be interesting for them to have some competition.

The local store may have a limited selection but you can find more sizes and options on their website.The tenant may very well trash them, but they are inexpensive and can easily be replaced with the deposit.
