(I live in Northern New England so a true A property that is new construction is rare as most of the buildings are old here!)

I agree with the suggestions regarding estimated readings instead of true readings.

Maybe you could find a true 4-plex with enough space for you and yours and get three more tenants in the process.

Turn the "house" into a true Bed & Breakfast, and have an innkeeper I'd like to hire.

I would probably be reluctant to make any true investments out here, other than perhaps a full-on flip in somewhere like PEC that draws a big GTA crowd, and in that case I'd probably want to partner with a local GC. 

Potentially a mix of the data scraping taking into account blocked days on the calendar as true occupancy, and factoring fees as part of the ADR (average daily rate) I would say they have shown a material miss when it comes to data for properties that I had managed in the past.

True story.Not as sure about Angies, I heard they were more reputable, but I would not trust any of these site to provide you with a guaranteed good contractor.
