@Jeremiah Ashe - I nearly built my forms from scratch with my lawyer.  

I've only had one claim in over 32 years but the cost would have been about $20,000 if I had paid all lawyers fees for the year it took to fight the bogus claim.

So that would mean talking to a lawyer.

Consulted with lawyers and here is what they said: Bankruptcy Lawyer said "I represent huge clients with over 1000 doors and 95% of them have the properties in their personal names.

Hey @Robert Obniski,I'm not sure if you're purchasing in an attorney state but your lawyer would be the best person to ask about this.That being said, the sellers may be just as concerned about closing during this time as you are.

The lawyers will always want to fight it because they usually get paid either way, my pockets don't run deep enough yet. 

My agent and lawyer both are convincing me that I am making it bigger than it is.
