In other words, please take a look at the "ingredients" below and help me figure out what different options might be cooked up: A husband, wife, and their 2 young children currently renting an apt. in SoCal want to:1. own, or co-own a duplex, triplex, or quadplex somewhere in the San Gabriel, San Fernando, or Santa Clarita Valley (and if not that, then they'd like to at least stay in LA County).

If you invest in one house, you have the added risk of everything in one basket.Also, it's incorrect to say that the yield per investment is necessarily going to go down because you split into multiple pots. 

Did you have a big pot of money to start with between investors?

We just countered and bumped up our bid by 10k but we really aren't sure if this is going to go anywhere considering that to me it seems they want to play hard ball and are probably looking for us to add 35k more into the pot.
