Don't blame a GC for hiring the wrong GC, if you say through your actions "tell me this and I will hire you" guess what, they will, and its the desperate you will be getting because those of us not desperate because we dont need to be, we told you the truth, and you didnt like it because Mr desperation said "oh, uhmmm, ok, i will do it for less, yeah less". 

It definitely Challenges baby boomer golden calf concepts, and I agree with many of the premisesHowever, it is a dangerous book, especially for young investors, because most of us were not born rich, and it creates the wrong mindset toward workPeavey

As stated above, you don't really know the time and materials involved (from just tamping down the soil around it, which means maybe it is high all the way to pulling the post, re-digging the hole, and resetting it in sharp gravel or concrete, in which case you got an ok deal based on my labor and materials rates). 

Basically the only thing I did wrong was ask for a commission.

Nothing wrong with it but there are better ways to start out IMO.

In PA, the quoted excerpt would be wrong and bad advice to follow, since the tax sale is conducted "subject to existing liens of record" - so the mortgage would remain in place, and the buyer at PA Tax Claim Bureau sale would end up having to pay to get clear title.
