I'm not saying that all guests will react this way, but renting a house isn't a hotel where there is an expectation that services are provided (IMO).As for the cleaners not removing the trash, I'll play devil's advocate here, and my guess is they can remove it but thy can't 'dump' it into a dumpster that isn't paid for my you i.e. they are saying they can't illegally dump it in another property dumpster.

Sure there's a market crash due to the covid for this asset class: hotel, hospitality,brick&mortar store, restaurant, few office spaces.But the market is crashing up for this asset class: residential/SFR.If you open Zillow home index and enter the worst market, eg: Flint Michigan, over there appreciation is already rising during covid times.One thing I agree with you, yes the housing market will crash if there's no gov. bailout.

I ended up going with KASA Hotels for now, but I'm still interested in getting a separate property of my own down there at some point.

Just seems like a receipt for disaster if they hunt you down...start implemented the $500/day fines and try to hit you with back hotel occupancy taxes which most people probably didn't collect or escrow. 

The Covid boom was INSANE here, with them doubling ticket prices and on-site hotel prices, starting to charge for things that used to be free (fast pass/genie), etc. 

Who knows, might even find some partners from here looking to make larger purchases of apartment buildings.I plan to be fairly aggressive in the next year or two and make as many solid acquisitions as possible before focusing back on the Hotel/Restaurant industry.

We'll be in a hotel just off the IOP for probably about a week between our house's completion date and the actual closing date, maybe we can get some coffee or something during that time :-)

My feeling is that there isn't many multi family properties in south beach, maybe mostly are old/new condo buildings and hotels?

I was wondering how difficult it would be to obtain 1. mortgage for 600k 2. hotel license 3. liquor license 4. food license.Thank you all in advance!
