Paper returns are ALWAYS better than in your jeans, there is a whole other skill set required to understand management, maintenance etc.

There have been times I've been crushed at work - but I'll take a 5 min break, and look up someone I've only talked to a couple of times and go over and visit with them - ie. practicing networking skills.

I love the idea of rehabbing and in my own opinion I think I've inherited good taste from my grandparents who have remodeled their house and I know what makes homes feel homey so I feel good about my skills in that sense.

If you don't have money and aren't a skilled executor, you can go Drive for Dollars, doorknock run-down homes, pull mailing lists and mail the owners, and do at least a dozen different things to find a potential deal.

If you were not comfortable with the seller you could have an escrow agent hold the funds but it’s not common.The process goes like this: you make an indicative offer; if accepted the seller provided the soft collateral package and you run title report and confirm property value.
