According to some things I recently read about Fannie Mae and cousin Freddie Mac imposing a 1/2% interest fee to refinances (originally slated to start Yesterday, but this MAY have been postponed), I'd say hustle and refinance your existing mortgage off of the 5% rate (if that can be done before the effective date of the the 1/2% bump) and then carry on with the house hack.

Also, look into the condo bylaws to see if you would even be able to rent out the property; many condos have restrictions on rental units.

There are down payment assistance programs for first time home buyers that could cover the down payment, so you may not have to come out of pocket with anything if you qualify (there are generally income restrictions and credit qualifications).Understand, you're fully leveraged on this type of financing and if something goes sideways (water heater, HVAC, roof leak) you're on the hook for the cost.
