I believe it is good for them, because they have limited risk, basically their time and their reputation (contractors can get pretty snippy if the money person doesn't pay the bills).

@Aaron Fowles for rent analysis you could look at web sites like rentometer.com, you put in the zip code and it shows what the rents are going for.

With that being said, I'm looking for an experienced CPA or reputable firm to get some real estate accounting experience with.
