Since you already passed your test, I would just hang your license with an online broker and do the proper disclosures like the others here suggested. :]

These days, the computer software makes it fairly easy for CPAs to do that, even if they're located in another state (such as your home state of Pennsylvania). 

I have all the necessary letters, documents photos etc that show they are responsible for the total cost - responsible for the misdirected water - plus harassment & smoke screens  Lawyers I have asked have either waved it away as easy, or told me 'you can never win against a HOA'   Neither angle has been helpful not explained to me. 

I just need to execute properly.

Good Evening, I have a what seems like easy question but the more I dig it is very complicated.

Unless, you have a policy in place that applies any monies received toward late fees before applying to rent.  99%+ of investors do not have this outlined in their lease nor apply properly. 

It's pretty easy to see by these posts who has worked with General Contractors successfully and those who have not.When folks condemn a whole profession because they've been "burned" at some point in the past, it just shows how ignorant they are.Of course you need to research whomever you are considering working with and General Contractors are very easy to assess once you know what to look for.Instead of complaining after the fact, get better at conducting your own due diligence.Contractors, like ANY profession has some bad players, BUT it's your fault if you haven't done the proper research.Just a thought.
