The reason i asked about to remodel it and rent it or just flip and sell it is to know for Columbia what better, the neighbor hood are in A grade that is good , but I hear things about the city like cockroaches and humidity and less place to go out that make me think again about rent it to people.One thing I learned and correct me if I wrong , is when house is remodel and unique in neighborhood people will rent it 90% of cases.

@Sean Beyrouthy, I go with a mid grade LVP.

We’ve been using a mid-grade LVP from Home Depot so I’ll be curious to see if we start getting a lot of separation and bubbling after a few winters.

My wife is a former RN and is now a stay at home mother with a kindergarten and one in 5th grade.

She was reporting her students grades to her superiors and they were not good.

They will cruise the property, appraise the value of different grades of standing timber and give you an estimate of what the bidding will provide.

Now that doesnt include land, grading if necessary and utility taps.  

Are bedrooms below grade?  

My properties are all A and B grade, so the tenants are usually very satisfied with the quality of product, and most of them recognize that they're getting a deal.
