If the mortgage is in your personal name then the homes are going to need to stay in your name.You can purchase umbrella insurance to help protect you in the event of a huge lawsuit.

I've got bad credit which I'm also in the process of fixing and in debt so I kinda see this as the perfect vehicle to exercise my investor mindset muscles. 

Sounds like you are going to need a security system with ring cameras or something like that.

You are ultimately going to need to develop a solid team in one specific market that matches your investing goals. 

Lots of great BRRRR markets, but the common demoninator is that you're going to need to get a great deal and be able to recognize it as such.
