Where Can I get a assignment contract for buyer and seller?

You will be finding homeowners on your own and contacting them and signing a sales contract with them.

Should we see a lawyer and draw up a contract?

So they are refusing to negotiate any further and are wanting me to cancel the contract and they will sell to someone else.

But, the closing attorneys can show you the loophole where you basically assign the contract to someone else, or do a dual closing. 

After about 6 months, got my first property under contract and the due diligence phase began.- There is a great PDF printout on BP about a checklist for the Due Diligence period and I printed that off and started checking things off.9.

I am currently under contract for my first Triplex in McDonough, Georgia.

Please understand that I'm perfectly willing to give back some of my profit by paying for such a service if I already had the property under contract with a good chance of closing, but again, the problem here seems to be in the order of the events -- you need the repair estimate before you can put it under contract.

There are landlord contracts that BP has that you can by when your ready for that.
